A house in Seville, a dream and a decision more important than the refurbishment: what was really the best business model for that asset?
The starting point
ABAL joined the project before the refurbishment.
Olga came to ABAL in 2019 with a property in Seville and a dream: to turn her house into a tourist accommodation project and make it a life project. The initial idea was to refurbish it and run it as one large holiday home.
But before work began, there was a much more important decision to make: what was really the best business model for that asset?
We analysed the market, demand and the different ways the property could be operated, and built three financial scenarios (optimistic, realistic and pessimistic) to understand the potential and risk of each option.
The numbers led us to rethink the initial idea. Instead of a single holiday home, we recommended reconfiguring the property to create six independent apartments. A decision taken before building that aimed for a better balance between revenue-generating capacity, commercial flexibility and a lean cost structure.
What we saw
The product had to be designed to work as a business too.
The potential wasn't just in having an attractive property. Dividing it into six units meant they could be sold independently, widening the range of demand it could capture and reducing dependence on group bookings large enough to fill the whole property.
But there was another major challenge: Seville in summer. During the hottest months, demand drops significantly. In our analysis we saw properties with occupancy below 15%, and even some that chose to close for part of the summer.
In that context, having a pool wasn't just another feature. It could change the product's ability to compete during the toughest months of the year.
The decisions
The strategy began long before the first price was set.
ABAL advised on reconfiguring the property and defining the six apartments, so that each space would be attractive to guests but also practical and efficient to operate.
The house had personality, history and an aesthetic of its own that deserved to be preserved. On that basis we made proposals for décor, furniture and equipment, supporting the owners throughout the product's development.
And there was one decision especially important for the project's year-round viability: adding a rooftop pool. It meant a significant investment and had to be decided before the refurbishment. The market analysis showed a major difference in summer between properties that could offer a pool and those that couldn't.
That's why it was built into the project as a business decision, not simply a design decision.
The result
6
Apartments. A single property transformed into a more flexible operating model.
+90%
Summer occupancy, Seville's lowest season, every year since opening.
CH Boutique managed to maintain high occupancy even during one of the destination's toughest periods, precisely one of the risks we had identified before the refurbishment began.
From project to business
ABAL's involvement didn't end at opening.
The relationship that began in 2019 continues today, with ongoing Revenue Management and advice on the development of the product and online reputation.
First we helped decide which business to build. Today we keep working on the business we helped create.
