Size

+100 units

More than 100 units in full expansion. The challenge wasn't a lack of knowledge. It was scale.

The starting point

Managing more than 100 units wasn't managing the same thing a hundred times.

Sharing & Co came to ABAL in 2023 in the middle of an expansion, with more than 100 units and a model that combined different types and lengths of stay. The company was already doing Revenue Management in-house.

Growth was multiplying properties, cities, segments and decisions, while a significant part of the work was still being done manually and without a sufficiently structured view of the whole. The question they asked us was very direct: can you take care of everything so we can focus on the expansion?

Different cities, products, segments and lengths of stay coexisted. Information was spread across different people and processes, and it was increasingly difficult to analyse the portfolio as a single business.

Management needed quick answers to different questions: which assets are performing best, where is there room for improvement, what is happening in each market, where might it make sense to keep growing. And it needed to do so without spending more and more time gathering and organising information.

What we saw

Recurring revenue management and a centralised view of the data.

The challenge wasn't only about improving prices. Recurring Revenue Management had to be combined with a centralised view of the data, one that made it possible to understand portfolio performance and make decisions as it kept growing.

ABAL took over revenue management and added analysis by city and type of stay, forecasting, distribution, reporting and regular meetings with management. But to do this at that scale we also needed technology: you couldn't manage an expanding portfolio by multiplying manual work at the same pace as the units grew.

Revenue + technology

One of the first groups to use ABAL MyReports.

Sharing & Co was one of the first groups to use ABAL MyReports, the technology developed by ABAL that would later evolve into Innalytica. The tool made it possible to centralise data from more than 100 units in a single environment and analyse the performance of different assets, cities and accommodation models together.

That also changed the kind of conversations we could have with management. Data was no longer used only to decide what price to set tomorrow. It also began to help identify which assets needed attention, where there were opportunities for improvement and what information could be relevant for further growth.

The decisions

The collaboration was structured around four needs.

  • Manage revenue, pricing, forecasting and distribution on a recurring basis
  • Centralise portfolio information to detect deviations and opportunities
  • Adapt the strategy to different cities, products and lengths of stay
  • Use real business data to support feasibility studies and expansion decisions

As Sharing & Co grew, the relationship also evolved towards mid stay, analysis of new opportunities and projections for future openings.

ABAL also began working alongside its finance team on budgets and forecasts for new acquisitions and projects. The analyses included expected demand, pricing, distribution, short/mid stay mix and different economic scenarios, providing a basis for building the forecasts presented to investors and assessing the economic feasibility of each opportunity. This work also took place in a particularly valuable context: the real experience of a portfolio of more than 100 units.

The result

+100

Units managed across several cities, with different products and lengths of stay.

2023

Start of the relationship. Recurring revenue management, weekly results meetings and projections linked to the expansion.

A relationship that evolves with growth

As Sharing & Co has evolved, so have the questions.

The collaboration began in 2023 and continues today, with recurring Revenue Management, weekly results meetings and projections linked to the group's expansion.
