Several properties
Different accommodation concepts around the Sagrada Familia. Demand wasn't lacking and growth wasn't needed: the potential was within.
ABAL Stories
From one hotel to six buildings with different types of property.
The story of this project, told by those who lived it. With Carlos and Miquel Ruiz, owners of Grupo Hostemplo.

The starting point
The potential was within the business itself.
Grupo Hostemplo operates different accommodation concepts around the Sagrada Familia, combining hotels and apartments with distinct products, unit types and commercial needs. When ABAL began working with the group, the business was already well established. Demand wasn't lacking, and there was no need to grow by adding more units.
The challenge was to help every property, room, apartment and service better realise its financial potential.
Hostemplo had a prime location and a product with very different attributes. Rooms with a terrace or balcony, superior categories and Junior Suites made it possible to work with different levels of value. The apartments required strategies tailored to their different capacities, and services such as breakfast also opened up new sales opportunities.
What we saw
Translating all that differentiation into product, distribution and revenue.
ABAL analysed the business with the owners to understand how the value of each unit type, service and product attribute could be better captured. Technology was also part of that evolution, including the recommendation to upgrade the PMS to give the new strategy a more suitable structure.
The decisions
There was no single big decision.
Building on that analysis, ABAL and Hostemplo developed an increasingly granular revenue strategy, adapted to the particularities of their different products.
- Dynamic pricing, forecasting and management of availability and restrictions
- Differentiated strategies by property and unit type
- Development and positioning of room categories
- Rates tailored to the different capacities of the apartments
- New commercial offers built around breakfast
- Evolution of distribution and channel mix
- Improvements to the technology structure needed to run the business
The result was the sum of many increasingly precise decisions on price, product and distribution.
The result
+67%
Turnover. 2015 → 2026, with essentially the same inventory.
+78%
ADR. Approximate increase in average rate, 2015 → 2026.
The growth isn't explained by a significant increase in capacity. It comes mainly from improving the performance of the existing properties: positioning, room categories, pricing, distribution and new ways of selling the product.
A relationship that keeps evolving
The collaboration began in 2015 and continues today.
When opportunities to add new assets have arisen, ABAL has worked with the owners on feasibility studies and forecasts of demand, occupancy, ADR, distribution and financial results to assess each project before making a decision.
ABAL continues to work with Grupo Hostemplo today on Revenue Management, distribution and the performance of its properties.
