Size

From 3 apartments to a building of suites

Three apartments performing very well and an adjoining building to refurbish. The structure for the next step had to be built.

The starting point

A product guests recognised and were willing to pay for.

Mante House started with three apartments and a very clear product vision: quality, design, attention to detail and an experience able to justify a higher price. When Leo came to ABAL, the model was already working and finding demand, mainly through a single channel.

But the next step was far more ambitious. The owners wanted to take on the refurbishment and operation of an adjoining building and turn it into a much larger-scale suites project. The challenge was to prepare a small operation that worked well to become a much bigger business.

There was no need to reinvent the product. What was needed was to build a commercial, technological and management structure around it, capable of supporting the next stage of the business. Because selling three apartments mainly through a single channel and managing an entire building are two very different scenarios.

Preparing the business for the next step

Technology did not have to change the product. It had to make it manageable at a different scale.

The new building project was the owners' bet. ABAL's role was to help build the structure needed for that vision to become a professional operation, ready to grow.

We implemented and connected the tools the business needed —PMS, channel manager, booking engine, RMS and Business Intelligence— and progressively extended its distribution beyond the channel it had started with. At the same time, we began working on Revenue Management, forecasting, distribution and direct sales.

Growing without losing what worked

A larger operation with the same level of quality and perceived value.

When the time came to open the new building, the challenge was no longer just about increasing capacity. The owners turned a former guesthouse into a completely different suites product, with a clear commitment to design, materials, comfort and experience.

ABAL supported that evolution across revenue, pricing, forecasting, distribution, direct sales, technology, Business Intelligence and financial monitoring. The aim was to grow without diluting what had made the project work from the start.

The result

+25–40%

ADR versus comparable properties, according to the compset analyses carried out at the start of the relationship in 2019.

9+ · 4,9

Online reputation: ratings historically above 9 on Booking and around 4.9/5 on Airbnb.

That ability to defend a higher price confirmed something important: the market recognised the product's distinctive value.

An ongoing relationship

From professionalising a small operation to supporting a larger project.

ABAL continues to work with Mante House today on Revenue Management and hotel technology, as well as distribution, analysis and business development. Because growing is not just about adding rooms. It also requires the way the business is managed to grow with them.
